Trust the negative reviews, they are correct!
My take on the place:
Pros:
- The hotel looks really nice on the hill side, the view from the balkony is beautiful!
- Public bus station directly in front of the hotel.
- Clean.
- Simple but good food selection.
- We had a good deal with breakfast and dinner included.
Con:
- If you want to do anything in the hotel, then you need to pay for it, some services what usually included in hotel price here it is not.
For example: Gym: 5€/day/person and it is open only till 17:00.
- Prepare for mountain climbing or wait 10-20 min for the transfer bus. Unfortunately there is only one shuttle bus at the hotel which takes forever to arrive to the rooms. Luckily we have no problems with walking up approximately 5-6 floor amount of stares to our room.
- Our AC in the room was not working acceptably. It turned off automatically after 30-60 minutes and during this time the blown air was not really cold. This made our nights horrible! Due to the hot room we could not really have a nice sleep during our entire stay.
With open terrace door the cool air could have helped, but the hotel cheaped out of equipping a mosquito net, so this was also not a good solution.
Neutral:
- The staff seems rude sometimes: for example when I was calling for shuttle at first time and the receptionist just hang up after replying something quickly. I did not understand so I called back and she answered quite a rude tone that "it is coming" and hang up. I kinda expected some answer like "in 10 minutes it will arrive to your room" or something informative.
- Older but spacious room.
- Bed can be hard for some people.
Verdict: due to the sleeping issues and the "hidden" costs I would not select this hotel again.

⭐☆☆☆☆ If I could give this hotel 0 stars, I would.
We paid over €5,000 for what was supposed to be a dream family holiday in Greece. Instead, we came home with stress, disappointment and my wife’s gold necklace gone forever.
Our nightmare began the moment we arrived.
After a long journey, we reached the hotel after 11 p.m. Although our booking was for a family, the hotel separated us onto different floors, leaving our children in a different room. No family should ever start their holiday like this.
To make matters worse, despite having paid for dinner that day, we were offered absolutely nothing to eat or drink because we arrived after the restaurant had closed. After travelling all day, we went to bed hungry.
The following morning was even worse.
Instead of apologising, the manager raised his voice at us in front of other guests, blaming us for not sending an email requesting rooms together. We have travelled many times as a family and have never had to send such an email. Every decent hotel knows families should stay together.
Only after this humiliating confrontation did he agree to move our rooms.
While rushing to move everything, my wife accidentally left her gold necklace behind. We reported it immediately, but nobody admitted finding it and it was never returned.
Yes, forgetting it was our mistake. But had the hotel accommodated our family together from the start, there would have been no stressful room change and the necklace would almost certainly never have been lost.
Unfortunately, the problems continued.
Room 424 had lights that barely worked. Room 426, where our children slept, had a door that would not close properly. Both rooms were full of ants—a problem mentioned in many other reviews.
The food was another huge disappointment. Every morning it was the same poor English breakfast with terrible coffee. When I travel from the UK to Greece, I want to experience Greek food, traditions and hospitality, not another English breakfast. Many lunch dishes weren’t even labelled, so guests had no idea what they were eating. Even water wasn’t included with meals—you had to pay around €3 for a bottle.
While booking an excursion in Kos Town, the representative immediately recognised the hotel’s name and said it had developed a poor reputation, especially under the current management. He even mentioned the rule forcing men to wear long trousers at dinner despite temperatures of 35–40°C. Smart shorts should be perfectly acceptable in a summer resort.
Safety also appears to be an afterthought. The shuttle van transporting guests had a dangerously worn tyre (see photos), and the upper part of the resort is protected only by a simple wooden fence.
Our final memory of this hotel was sitting for hours after check-out in a reception area with no air conditioning, despite temperatures close to 40°C. When we asked why, we were simply told that “fresh air is better.”
There is also almost nothing around the hotel—no cafés, no restaurants and no shops within a reasonable walking distance.
We didn’t expect luxury. We expected professionalism, safety and basic respect.
Instead, we found poor management, poor maintenance, disappointing food, safety concerns and an experience that completely failed to justify its price.
I am not writing this review because I enjoy complaining.
I am writing it because families save for months—sometimes years—for holidays like this. They deserve to know exactly what they may be walking into before spending their hard-earned money.
If you value your family, your time and your money, choose another hotel. Beautiful photographs can hide a very disappointing reality. Unfortunately, we learned that lesson the hard way.

The location is quite nice and view from the rooms are amazing. The rooms are built in a hill and you are either driven in the hotel van or walk the stairs. So be watchful. The bus service is very regular and take 2-3 min.
The hotel management is most unfriendly and not accommodating at all.
They need to be send to hospitality training again and thought on how to talk and treat guests as it seems they have forgotten that the guest is paying their salary.
The breakfast and dinner is reasonable but cannot be compared to Turkish hotels Incase you have experienced those. You even have to pay for water at dinner but not at breakfast which is strange.
The same goes for entertainment and the team.
The hotel area is kept very clean. It's 15 min walk from the village center.
There are many restaurants and bars in the village.

Enjoyed our stay. Nice alternative to a high rise hotel. Set on a hill side with some great views depending on your room allocation. The rooms at the highest points offer great views especially if your in the middle. We stayed in room 672 which had half a view high on the hill top which required the hotel minibus to get to after a long days walking on tired legs. Shame we didn't get one of the better view rooms for our anniversary but it was good enough to not complain. Rooms were clean and air conditioning was icy cold. Daily room service was inconsistent but we could get over the fact we had to make our own beds randomly throughout the trip as clean bedding was left for us to DIY it. Overall a great stay. Kardemena was a 15 to 20 minute walk away depending on walking speed. The beach out front was short and had some rocky patches but again nothing worth complaining about regarding location. The only complaint would be enforcing men to wear trousers to the evening meal in 35 degree heat while woman could walk around with their behinds hanging out in tiny shorts. Very old fashioned one sided rule. Their were some seemingly rude staff too such as the barman in the upstairs bar and the greeter at the resteraunt door as soon as you walk in appeared very grumpy but the majority of staff were great. I would say the stay was good but I would consider going elsewhere next time to avoid the walking and certain staff and rules. Dont let this review put you off it had many great points but just my personal take on the place!

Very nice hotel with a great location and beautiful sea views. The food was varied, the rooms were clean, and the entire resort was very well maintained. The staff was friendly and helpful throughout our stay.
A special thanks also to Donald from the restaurant – always friendly and attentive.
We really enjoyed our stay and would happily recommend this hotel to anyone visiting Kos.
