The hotel is in an excellent location at the to of the hill overlooking Olu Deniz, the view is 5 star alone.
The staff can't do enough for you and are so friendly, and helpful.
The food is fine, not as good as last year, a bit of seasoning is all that's missing. The salads are great and there's plenty of choice of hot food. Breakfast is my favourite with the pancake lady doing eggy bread to order.
The rooms are a little tired, beautifully clean but old, the bathrooms need a big refurbishment but the shower works( just)
It was our 2nd visit so it must be doing something right

Absolutely Terrible
This was easily one of the worst hotel experiences I have ever had. Staying at Orka Sunlife felt less like a vacation and more like an exercise in patience. I genuinely do not understand how this hotel manages to receive positive reviews when so many basic standards seem to be ignored.
The room was disappointing from the start. It looked worn out, poorly maintained, and nowhere near as impressive as the photos suggest. The cleanliness was questionable, and the overall condition gave the impression that management simply does not care about the guest experience. For the price paid, the room felt like a complete rip-off.
The food was equally bad. The selection may have looked large, but quantity does not make up for poor quality. Much of the food was bland, repetitive, and forgettable. By the end of the stay, meal times felt more like an obligation than something to look forward to.
The service was frustratingly poor. Staff often appeared uninterested, unhelpful, or completely overwhelmed. Simple requests took far too long, and when problems were raised, they were either brushed aside or handled with little urgency. Customer service seemed to be an afterthought.
The hotel itself was overcrowded and chaotic. Finding a place to relax was difficult because every area felt packed. Instead of providing a peaceful holiday atmosphere, the hotel often felt noisy, stressful, and poorly organized.
What annoyed me most was the gap between expectation and reality. The promotional photos and descriptions create an image of a luxury resort experience, but the actual experience fell far short of that promise. It felt like style over substance, with appearances taking priority over quality.
Overall, this hotel was a major disappointment. Poor service, mediocre food, crowded facilities, and a lack of attention to detail combined to create a stay that I would rather forget. I would not return, and I would not recommend it to anyone looking for a genuinely enjoyable holiday. Save your money and look elsewhere.

The hotel has a lot of potential, but unfortunately our experience was quite mixed.
To start on a positive note, the view was absolutely beautiful overlooking the mountains with parashoots floating peacefully in the air, which made for a really relaxing atmosphere. Most of the staff were also very friendly and attentive, always making an effort to look after guests.
That being said, the stay got off to a disappointing start. The check-in experience was very underwhelming. The receptionist seemed confused and struggled with communication, which made the whole process feel disorganised and frustrating.
After that initial experience, things didn’t improve much. We later found out that WiFi was only free in the reception area, and if you wanted access in your room, it cost £2 per person per day which felt quite outdated and inconvenient. You also need to pay for the use of the safe for the duration of your stay. On top of that, we weren’t given our wristbands at check-in, as the receptionist simply forgot, which added to the lack of professionalism.
The rooms themselves were okay, but the bedding was quite poor. The covers were essentially blankets inside sheets that kept bunching up and rolling around, making it uncomfortable to sleep. The shower was also very inconsistent switching from freezing cold to boiling hot without warning, which was far from ideal.
Food at the hotel was mediocre at best nothing particularly memorable or exciting.
One of the better aspects of the hotel was its location. It’s within a short walking distance to the strip and nearby shops, which was very convenient for getting around and exploring the area.
Overall, while there are a few positives, the negatives outweigh them and even though we had a good family time we definitely wouldn't come back again. In our opinion, this hotel feels more like a 2–3 star property at most.

Avoid – tiny rooms, poor service, and left out of pocket!
We booked a double room through Love Holidays, but on arrival were given what was clearly a single room with a tiny bed and barely any space around it. My 9-year-old son had to curl up to sleep on the first night. The room was so cramped there was hardly room to move.
I raised the issue immediately with reception and again the next morning, but no solution was offered. Love Holidays’ own rep, Victor, even visited the room and agreed it was far too small. Despite this, we were repeatedly told the hotel was full unless we paid £40 per night to upgrade.
I was assured by the rep that head office in Antalya had authorized a free upgrade, but when I went to reception, the hotel knew nothing about it. After being sent back and forth for hours, I was eventually told Love Holidays could do nothing further.
In the end, I had no choice but to pay an additional £360 myself just to secure a room that was actually suitable.
This was a stressful and disappointing experience, and the way it was handled by both the hotel and Love Holidays was extremely poor. The tiny rooms and lack of customer care mean I will think twice before ever booking with them again.

My wife and I spent 8 wonderful days at Nicholas Park Hotel. The staff were truly kind and helpful in every situation – always smiling and ready to assist. The hotel is very clean, and the team maintains everything with great care. It's also one of the few hotels in Ölüdeniz located a bit away from the main streets, so it's quiet and peaceful – no traffic noise or loud parties from nearby hotels.
We received a very clean and well-kept room. The food was always fresh, warm, and delicious. I have a sensitive stomach and often get stomach issues after eating street food, but during our entire stay here – nothing bad happened, even though I tried many different dishes.
We especially want to mention a few staff members – Ali, who was incredibly kind and always welcoming, and Semi, who recommended the spa services but was also great to talk to and never pushy. Overall, the staff left a great impression on us.
Both my wife and I rate this hotel 5/5.
Warm regards – Ania & Marek.
